Discussion and consideration of the following:

 

1.†††††††† Overview of proposed amendments to the Zoning Ordinance and other land use development ordinances in Glynn County

 

Community Development Director David Hainley briefed the Board on several amendments he proposed. The Board reviewed each draft and asked Mr. Hainley to continue to work on the amendments.

The draft ordinances consisted of:

-          An Amendment To Sections 613.2 And 613.3 Of The Zoning Ordinance Of Glynn County, Georgia, To Provide For Additional Buffer Types, And Standards And For Other Purposes.

-          An Amendment To Add Section 626, Of The Zoning Ordinance Of Glynn County, Georgia, To Provide For A Conservation Subdivision Overlay District, And For Other Purposes

-          An Amendment To Sections 611, Of The Zoning Ordinance Of Glynn County, Georgia, To Provide Updated Standards And Landscaping Standards For Parking Lots, And For Other Purposes.

-          An Amendment To Section 503.3 Of The Zoning Ordinance Of Glynn County, Georgia, Pertaining To Density And Site Coverage; To Apply Site Coverage Restrictions To Single-Family Residential Dwellings On St. Simons Island; To Remove Provisions Allowing An Increase In Site Coverage; And For Other Purposes.

-          An Amendment To Sections 624.3 And 624.5, Of The Zoning Ordinance Of Glynn County, Georgia, To Provide For† Deleting Single Family Dwellings As An Exempt Category, Increasing The Required Tree Canopy Credits And Establishing Minimum Tree Canopy Credits For Various Zoning Districts, And For Other Purposes.

-          An Amendment To Adopt Section 625, Of The Zoning Ordinance Of Glynn County, Georgia, To Provide Architectural Standards For Certain Building Classifications For Buildings On St. Simons Island, And For Other Purposes.

-          An Amendment To Sections 705.5(3)(A), 705.5(3)(B), 705.5(3)(D) And 705.5(8) Of The Zoning Ordinance Of Glynn County, Georgia, Pertaining To The Resort Residential District; To Increase The Minimum Lot Area, Minimum Lot Width And Minimum Side Yard For Townhouse End Units; To Provide That No More Than Three Contiguous Townhomes Shall Be Built In A Row; And For Other Purposes.

-          An Amendment To Sections 700.5, 701.5, 702.5, 703.4, 705.5, 706.4, And 707.4 Of The Zoning Ordinance Of Glynn County, Georgia, Pertaining To Site Coverage; To Apply Site Coverage Restrictions To Residential Properties On St. Simons Island And Sea Island; And For Other Purposes.

-          An Amendment To Add Section 628, Of The Zoning Ordinance Of Glynn County, Georgia, To Provide For Requirements And Standards For Traffic Impact Analysis, And For Other Purposes.

 

Mr. Hainley also presented an overview of proposed amendments to the Tree Ordinance. It was decided that a committee of two commissioners, members of the Tree Board and Planning Commissions, and several community leaders would meet to review and make recommendations for amendments to the Glynn County Tree Ordinance as it relates to St. Simons Islandís tree canopy.
